Part Four: Your First-Time Homebuyer's Guide
The final steps to owning your Albuquerque home — inspections, appraisal, closing day, and what to expect in New Mexico.
Congratulations—your offer was accepted! But the journey isn't over yet. The period between accepted offer and closing involves several important steps. Here's what to expect and how to prepare.
The Home Inspection
Within the first week or so, you'll have the home professionally inspected. This is your opportunity to uncover any issues with the property. A good inspector will check:
- Roof condition and remaining lifespan
- Foundation and structural integrity
- Electrical, plumbing, and HVAC systems
- Water heater and appliances
- Evidence of water damage, pests, or mold
In New Mexico, you may also want specialized inspections for the septic system (if applicable), well water quality, and radon levels.
Negotiating Repairs
Based on inspection findings, you can request the seller make repairs, provide credits, or adjust the price. Your agent will help you determine what's reasonable to ask for. Major issues (roof, foundation, HVAC) are typically negotiable; cosmetic items usually aren't.
The Appraisal
Your lender will order an appraisal to confirm the home's value supports the loan amount. If the appraisal comes in low, you may need to renegotiate the price, make up the difference in cash, or in some cases, walk away.
Final Steps Before Closing
Title Search: Ensures the seller has clear ownership and there are no liens on the property.
Homeowner's Insurance: Required by your lender; shop around for the best rate.
Final Walkthrough: Usually 24-48 hours before closing. Verify repairs were made and the home is in expected condition.
Closing Day
At closing, you'll sign a lot of paperwork, provide your down payment and closing costs (via certified check or wire transfer), and finally receive the keys to your new home!
Welcome Home!
You did it! Buying a home is a significant accomplishment. Take time to celebrate, then start making memories in your new Albuquerque home.
