VA Home Loans in Albuquerque
A benefit earned through service — how VA loans help Albuquerque's veterans and active-duty military buy with $0 down.
Albuquerque is a strong military and veteran community
Albuquerque has deep ties to the military and defense community. Kirtland Air Force Base, on the city's southeast side, and Sandia National Laboratories (adjacent to what many locals still call Sandia Base) anchor a large population of active-duty members, veterans, contractors, and their families.
If you have served, the VA home loan is one of the most valuable benefits you have earned — and it is well suited to buying here. It is worth understanding what it offers before you assume a conventional loan is your only route.
The core VA loan benefits
VA loans are guaranteed by the U.S. Department of Veterans Affairs and offered through private lenders. The standout benefits include:
$0 down payment for eligible buyers on most purchases — you generally do not need a down payment at all.
No private mortgage insurance (PMI) — unlike low-down-payment conventional or FHA loans, VA loans carry no monthly mortgage insurance, which keeps the payment lower.
Competitive interest rates and flexible credit standards compared with many conventional loans.
These features together can make a meaningful difference in both your up-front cash and your monthly payment.
The VA funding fee
In place of PMI, most VA loans include a one-time VA funding fee that helps sustain the program for future veterans. It can typically be rolled into the loan rather than paid in cash. For a purchase loan, the current fee (VA rates effective April 7, 2023) is:
- First use: 2.15% with less than 5% down · 1.5% with 5–10% down · 1.25% with 10%+ down
- Subsequent use: 3.3% with less than 5% down · 1.5% with 5–10% down · 1.25% with 10%+ down
Many veterans are exempt from the funding fee entirely — including those receiving VA disability compensation, those eligible for it, certain surviving spouses, and active-duty Purple Heart recipients. Your lender and the VA confirm your exact fee and any exemption.
Certificate of Eligibility (COE)
To use the benefit, you will need a Certificate of Eligibility (COE), which confirms to the lender that you meet the VA's service requirements. Many lenders can pull your COE electronically in minutes, or you can request it yourself through the VA.
Eligibility generally depends on your length and character of service, and it can extend to certain surviving spouses. If you are unsure whether you qualify, that is exactly the kind of question a VA-savvy lender can answer quickly.
Getting started the right way
A quick reminder: I am a REALTOR®, not a lender. Rates, your funding fee, and your exact eligibility all come from a licensed lender and the VA — not from me. What I can do is help you find a lender who handles VA loans well and then guide your home search around the way VA loans work.
If you have served and are thinking about buying near Kirtland, in the Northeast Heights, or anywhere in the Albuquerque metro, reach out. I would be glad to help you put this benefit to work.
Frequently asked questions
Do VA loans really require no down payment?
For most eligible buyers, yes — VA loans allow $0 down on typical purchases, one of the biggest advantages of the benefit. Your lender will confirm your specific eligibility.
Is there mortgage insurance on a VA loan?
No monthly PMI. Instead, most VA loans include a one-time VA funding fee, which can often be rolled into the loan. Some veterans, such as many with a service-connected disability rating, are exempt.
How do I prove I'm eligible for a VA loan?
You need a Certificate of Eligibility (COE). Many lenders can retrieve it electronically, or you can request one directly from the VA.
